Land registration is a system that records ownership, possession and other rights related to the land. The government agency which undertake this process of recording the land details vis-a-vis its ownership provides evidence of title, facilitate lawful transaction and prevent illegal disposal. Land value taxation, for instance, property tax applied to the unimproved land value, dates back to 19th Century. The basic tenet of the taxation is that supply of land is fixed. Community and public works create its value. The economic rent of the land is the key source of public revenue which has most enduring impact on the societies in USA and outside the country as well.
